Konut sektörü ülkemizdeki yoğun altyapı ve konut ihtiyacı nedeniyle gelişme potansiyeli yüksek sektörlerden biridir. Nüfus artışı ve şehirleşmenin yoğunluğu, altyapı ve konut ihtiyacını özellikle İstanbul gibi büyük şehirlerde ön plana çıkarmaktadır. Ülkemizde konut arzının talebi karşılaması amacıyla kamu ve özel sektör girişimleri toplukonut projeleri yapmaktadır. Toplukonut bir yerleşme kültürüdür, birim olarak değil birimlerin biraraya gelmesiyle varolur ve sosyal donatım, altyapı, konut ve konut dış mekanlarıyla kullanıcılar için düzenli bir yaşam ortamı oluşturur. Toplukonutları çekici hale getirmek, sunduğu dış mekan kullanım olanaklarının kullanıcı talep ve gereksinimleri doğrultusunda planlanması ile mümkün olmaktadır. Bu araştırmada, mevcut toplukonut yerleşimlerine göre çok daha fazla dış mekan kullanım olanağı sunan İstanbul-Bahçeşehir Toplukonut Yerleşmesi ‘ndeki dış mekanların kullanım olanaklarının nitelik ve nicelik olarak yeterlilik düzeylerinin kullanıcı yaşam biçimlerine, sosyal ve psikolojik gereksinimlerine ne ölçüde cevap verebildiği irdelenmiştir. Ayrıca kullanıcı beklenti ve ihtiyaçları doğrultusunda yapılması gereken iyileştirme çalışmalarının nasıl olması gerektiği ortaya konulmuştur.
Dwelling is one of the fastest developing sectors by intensive infrastructure and resident need. In big cities like Istanbul, increasing population and urbanization intensity give priority to intensive infrastructure and house requirement. In our country, civil and private enterprises produce mass-housing projects to meet demands on house submission. Not as a unit, mass-housing is a settlement culture that exists by units that come together. Mass-housing settlements are the systematic living environment for users either with their social equipment and infrastructure or/and house and outdoor spaces. Planning outdoor space opportunities through users’ demands and requirements will make mass-housing settlements more attractive. In this study, it has been analyzed that the users’ social and psychological requirements and also life form have been met by outdoor space use possibilities in Bahçeşehir Mass-Housing Settlement as sufficient both in quality and quantity. Also, it has been proved that how the development of outdoor spaces will be done according to the needs and expectations of the users.
